Flooring
All rooms shall have 2’x2’ vitrified flooring and skirting. Glazed tiles shall be provided in toilet walls, designed up to a height of 7’0”, and flooring shall have anti-skid tiles. Glazed tiles shall also be provided on the kitchen wall up to a height of 2’0” from the kitchen platform. The staircase shall be finished with granite.
Doors
The entrance door shall be in Burma teak wood, first quality, with frame and varnished shutter including a safety gate. All door frames shall be made out of padak/vengai wood. All internal doors shall be provided with waterproof moulded flush doors. Brass fittings for the main door, including Godrej lock. Powder-coated steel fixtures shall be used for all doors.
Windows
Window frames and shutters shall be made with UPVC openable/sliding type with 6mm toughened glass (Prominence brand and Inventa series), including fixtures. In toilets, fixed louvered ventilators with pinned glass shall be provided. Provision for an exhaust fan. All windows and ventilators shall have enamel-painted mild steel grills.
Kitchen
The kitchen platform shall be polished in black galaxy granite slab with a stainless steel sink and exhaust fan provision.
Sanitary Ware & Plumbing
Parryware white European closet (EWC) shall be provided in attached toilets, and an IWC (Indian water closet) shall be provided in the common toilet. All plumbing lines shall be of concealed type as per ISI standards. All taps and showers shall be of Metro Parryware company products.
Loft
Concrete lofts shall be provided in the kitchen and bedrooms. Cupboards shall be provided in the bedroom, kitchen, and dining area, wherever possible.
Finishes
Internal surfaces shall be finished with two coats of wall putty over one coat of primer and two coats of Asian premium emulsion paint. External surfaces shall be finished with Asian ACE paint.
Water Supply
One sump to receive 12,000 litres of metro water and bore water shall be provided. An overhead tank of sufficient capacity to store bore water and metro water in separate compartments shall also be provided.
Wiring
All wiring shall be concealed and suitable for a 3-phase supply, with A/C wiring provision in bedrooms. All wiring shall have Finolex-equivalent copper conductors and adequate routing for lighting and power loads as per ISI standards. A separate energy meter shall be provided for each apartment in the meter room
located at the ground floor. A distribution board shall be provided in each apartment for easy isolation of supply. Common services shall have separate meters.
Common Features
All open areas shall be finished with grano flooring, and entrance and exit gates shall be provided. Common areas, staircases, and compounds shall have adequate light points, and a lift with ARD shall be installed. A security room and a common toilet will be provided on the ground floor. A walking path will be available on the terrace floor, along with power backup for the lift and common area lights. Automatic level meters shall also be provided at the overhead tank.
Structure
Earthquake-resistant RCC framed structure as per IS 1893-2002 and IS 458-2000, with a suitable foundation as per soil test specifications. All outer walls shall be double brickwork in c.m. 1:5. All inner walls shall be single brickwork in c.m. 1:4. All external walls shall have a plastered finish.
